What is the Warm Homes Loan Scheme?

The Warm Homes Loan Scheme helps eligible homeowners and private landlords access more affordable finance for eligible home energy improvements, including heat pumps, solar panels and battery storage.

The Government pays participating lenders to bring down the interest rate on eligible loans, so you borrow at a lower rate. There is nothing to claim and nothing to apply for separately. The reduced rate is built into the finance we arrange for your installation.

Loans are provided by participating lenders and are subject to their eligibility requirements, affordability checks and lending decisions. The government does not provide the loans directly.

The scheme in a nutshell

  • It is a loan, not a grant. You borrow and repay as normal, at a reduced rate.
  • Grants still apply. A Boiler Upgrade Scheme voucher or Home Energy Scotland grant can be used alongside it.
  • No EPC or income threshold set by the scheme. The lender's normal checks apply.
  • Overpay any time with no early settlement penalties.
  • Nothing to pay for four months is available on every scheme term.

What can you finance?

The scheme covers the technology and the installation work that goes with it, up to a limit for each measure. Combine measures and the limit applies to each one separately, so a solar and battery install can be financed up to £30,000.

Solar PV

£15,000

Panels plus scaffolding, inverters, isolators and grid connection.

Battery storage

£15,000

On its own, with new solar, or added to a home that already has solar. Includes integration and controls.

Air source heat pumps

£20,000

Includes radiators, pipework and cylinders. The limit applies to the cost before any grant is taken off.

If your system costs more than the limit, you pay the difference as a deposit. We will show you exactly how much before you apply.

Choose how you pay

Every scheme term comes in two versions: start repaying straight away, or pay nothing for four months. Move the slider to see an example for the amount you might borrow. You will see your exact monthly payment and total cost before you sign anything.

Finance subject to status. Illustrations are rounded to the nearest penny and are not an offer of credit. Rates are set by the panel of lenders and may change. Scheme limits apply to each measure: £15,000 for solar PV, £15,000 for battery storage and £20,000 for an air source heat pump. Projects or measures outside the scheme can still be financed through our standard finance options.

Nothing to pay for four months

Fit it now and make no repayment until four months after you sign to say you are happy with your installation. Your new system is already up and running while you wait.

Day one

Sign off your install

Your installation is complete, you sign the satisfaction note and the loan starts.

Months 1 to 4

Nothing to pay

No repayment leaves your account while you enjoy your new system.

Month 5

First repayment

Your first monthly payment is collected four months after you signed.

Then

Fixed payments

60, 120 or 180 fixed monthly payments. Overpay whenever you like, with no penalties.

Please note: interest is charged from the day the loan starts, so a deferred loan costs more over its term than one that starts repaying straight away. You will see the exact figures before you sign.

Representative example: borrow £10,000 over 120 months at 4.6% APR representative (4.51% fixed). 120 monthly payments of £103.67. Total amount repayable £12,440.40. Finance subject to status.

Who can apply?

The scheme covers

  • Homeowners of existing homes in Scotland, England and Wales
  • Private landlords, for properties they own and let
  • Properties you own but do not live in
  • Homes that do not already have the measure being installed
  • Customers with an existing mortgage or other loans, subject to the lender's affordability check

Not covered at the moment

  • Properties in Northern Ireland
  • Businesses and limited companies
  • A family member's home you do not own
  • Insulation, roofing or structural work
  • An EV charger on its own
  • Adding to a system you already have, for example extending an existing solar array

Anything outside the scheme can still be quoted and financed separately. Just ask your adviser.

Have your electricity bill handy

The application asks for your MPAN, the 13-digit number that identifies your property on the electricity network. You will find it in the box marked "S" on your electricity bill, in your supplier's app or on most smart meter displays. It is not your account number or meter number.

Already agreed finance with us?

If your finance is agreed but your installation has not happened yet, you can ask us to run a new application under the Warm Homes Loan Scheme. If it is approved, your earlier agreement is cancelled. If it is not, nothing changes and your original agreement stands.

Straight answers, no pressure

The Government warns customers to walk away from anyone who promises guaranteed approval, says everyone qualifies, or asks you to reserve your place. You will never hear that from us.

Approval is always a decision for the lender. And while a well-designed system should reduce the energy you buy from the grid, nobody can guarantee a saving. Your repayments are fixed; your savings will depend on your home, how you use the system and energy prices.

Warm Homes Loan Scheme FAQs

Is the Warm Homes Loan Scheme a grant?

No. It is a loan at a reduced rate, which you borrow and repay as normal. Grants such as the Boiler Upgrade Scheme or Home Energy Scotland grants can still be used alongside it.

Is it interest free?

No. The scheme reduces the interest rate rather than removing it. Rates are 4.6% APR on 60 and 120 month terms, 4.9% APR if you choose nothing to pay for four months, and 6.9% APR on 180 month terms. Representative example: borrow £10,000 over 120 months at 4.6% APR representative (4.51% fixed). 120 monthly payments of £103.67. Total amount repayable £12,440.40. Finance subject to status.

Who provides the loan?

One of a panel of lenders approved for the scheme. Your credit agreement is with the lender, not with Greener Energy Group or the Government.

Why is the 180 month rate higher?

The Government support is capped at a share of the loan. That is enough to hold the full reduction on terms up to ten years, but on longer terms the same support is spread further, so the reduction is smaller.

Can I use it with the Boiler Upgrade Scheme or a Home Energy Scotland grant?

Yes. For a heat pump, the Boiler Upgrade Scheme voucher (England and Wales) or Home Energy Scotland grant is taken off the cost before the loan is worked out. No other public grant or loan can be used for the same measure.

I already have solar panels. Can I add a battery?

Yes, a battery for a home with existing solar is covered. Adding more panels to an existing array is not covered at the moment, but we can quote and finance that separately.

Do I need an EPC, a minimum income or a deposit?

The scheme sets no EPC requirement, no income threshold and no property type restriction, although the lender will carry out its normal checks. A deposit is only needed if a measure costs more than its limit.

Can I apply if I have a mortgage or a poor credit history?

Yes, you can still apply. An existing mortgage or loan does not stop you applying, and the lender considers your existing commitments and credit history as part of its normal checks. Nobody can guarantee approval.

Do I get the reduced rate straight away?

Yes, the reduced rate is on your loan from the start. The Government support is confirmed once your installation is complete and certified by MCS. If information given in the application turns out to be wrong, the support can be recovered.

What will I need to agree to?

Three standard Government statements: that your installation is not receiving funding that would make it ineligible, that the property is a residential property in the UK, and that you own it. You also consent to a possible Government check of the installation. These audits are rare.

Can I pay off my loan early?

Yes. You can overpay or settle early at any time with no penalty. Interest is calculated daily, so overpaying reduces the interest you pay.

Can I change my mind after signing?

Your lender explains your right to withdraw and the timescales in your loan agreement. If you have already signed and want to withdraw, contact the lender as soon as possible.

What if something goes wrong?

For the installation, contact us first, then MCS if it is not resolved. For the loan, contact your lender, then the Financial Ombudsman Service if it is not resolved. Questions about the scheme itself can go to the Department for Energy Security and Net Zero at WHLS@energysecurity.gov.uk.
